NOTICE
DEFAULT HAVING BEEN MADE in the payment of the indebtedness secured by that certain mortgage executed by JESSIE COFIELD a/k/a Jessie Kenneth Cofield to LIBERTY BANK, which mortgage is dated December 4, 2018 and which was recorded on January 11, 2019 in Mortgage Book 2233, Page 99 in the Office of the Judge of Probate, DeKalb County, Alabama;
And default continuing, notice hereby is given that under the power of sale contained in said mortgage, I will, on behalf of LIBERTY BANK proceed to sell on April 28, 2020 during the legal hours of sale, to-wit: 11:00 o’clock a.m. to 4:00 o’clock p.m., in front of the main entrance to the DeKalb County Courthouse in Fort Payne, Alabama, to the highest, best, and last bidder for cash, the following described real estate situated in DeKalb County, Alabama, and described as follows:
TRACT I:
Commencing at the Southwest corner of Section 8, Township 8 South, Range 6 East of the Huntsville Meridian, Geraldine, Alabama, run South 89 deg 24’ 26” East with the South boundary line of said Section 8 for 1044.30 feet to a point; thence leaving said South boundary line run North 01 deg 03’ 04” West for 30.00 feet to an iron pin on the North right of way line of County Road 391, (60’ ROW); thence continue North 01 deg 03’ 04” West for 520.79 feet to an 1/2” iron pin set (Croft, CA-0179-LS) for a point of beginning. Thence continue North 01 deg 03’ 04” West for 180.00 feet to an iron pin set; thence run North 89 deg 52’ 35” East for 266.16 feet to an iron pin set on the West right of way line of County Road 337, (60’ ROW); thence with said right of way line, run South 15 deg 54’ 42” East for 179.21 feet; thence leaving said right of way line, run South 88 deg 29’ 40” West for 311.41 feet and to the point of beginning.
Said property is lying in the SW ¼ of Section 8, Township 8 South, Range 6 East of the Huntsville Meridian, Geraldine, DeKalb County, Alabama.
The above described tract is subject to existing utility easements that exist at the time of this conveyance.
TRACT II:
Commencing at the Southwest corner of the Northwest Fourth of the Southeast Fourth of Section 4, Township 8 South, Range 7 East of the Huntsville Meridian and run North 632.0 feet to a fence corner for a point of beginning; thence run East with fence line 142.0 feet to the West side of a County Road; thence run North 13 deg 20’ West with the West side of said road 210.0 feet; thence run West 210.0 feet; thence run South 13 deg 20’ East 210.0 feet (as corrected by Affidavit recorded in Deed Book 806, Page 32); thence run East 68.0 feet to the point of beginning.
The above described property lying in the Northwest Fourth of the Southeast Fourth and Northeat Fourth of Southwest Fourth of Section 4, Township 8 South, Range 7 East, Dekalb County, Alabama.
The real property described above does not constitute the homestead of the mortgagor or his spouse, if any.
