NOTICE OF FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Teddy Wayne Gentry and Linda Gail Gentry, husband and wife, to AmSouth Bank, on November 28, 2001, said mortgage being recorded in the Office of the Judge of Probate of Dekalb County, Alabama, on December 19, 2001 at Book MTG 1003, at Page 67-73; WHEREAS, the aforesaid deed of trust was subsequently modified on June 4, 2003, and said modification being recorded on June 18, 2003 at Book 1133, at Page 53. Regions Bank successor by merger to AmSouth Bank, the current holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Dekalb County Courthouse, in Fort Payne, Alabama, on July 7, 2022, during the legal hours of sale, the following described real estate, situated in Dekalb County, Alabama, to-wit:
BEGINNING AT THE NE CORNER OF THE NW ¼ OF THE SE ¼ OF SECTION 36, TOWNSHIP 7 SOUTH, RANGE 9 EAST OF THE HUNTSVILLE MERIDIAN, DEKALB COUNTY, ALABAMA, RUN S. 00 DEG. 38’ 42” E., WITH THE EAST BOUNDARY LINE OF THE NW ¼ OF THE SE ¼ OF SECTION 36 FOR 1320.00 FT. TO THE SE CORNER THEREOF; THENCE RUN S. 89 DEG. 21’ 18” W., WITH THE SOUTH BOUNDARY LINE OF THE NW ¼ OF THE SE ¼ OF SECTION 36, FOR 825.00 FT.; THENCE LEAVING SAID SOUTH BOUNDARY LINE, RUN N. 00 DEG. 38’ 42” W., 1320.00 FT. TO A POINT ON THE NORTH BOUNDARY LINE OF THE NW ¼ OF THE SE ¼; THENCE RUN N. 89 DEG. 21’ 18” E., WITH SAID NORTH BOUNDARY LINE, 825.00 FT. TO THE POINT OF BEGINNING.
SAID PROPERTY LYING IN SECTION 36, TOWNSHIP 7 SOUTH, RANGE 9 EAST OF THE HUNTSVILLE MERIDIAN IN DEKALB COUNTY, ALABAMA, CONTAINING 25.0 ACRES, MORE OR LESS. LESS AND EXCEPT THAT PORTION OF ROW FOR A PAVED COUNTY ROAD RUNNING ALONG THE NORTHERN BOUNDARY LINE OF THE ABOVE-DESCRIBED PROPERTY.
