Under and by virtue of an Order in the above styled cause rendered by the Honorable Ronnie Osborn, Probate Court, on the 20th day of April, 2023, the Probate Court, shall on the 16th day of May 2023 at 12:00 o’clock noon, proceed to sell at public auction the following described tract of real estate on the front steps of the DeKalb County Courthouse, Fort Payne, Alabama, for cash, to the best, highest, and last bidder:
Beginning at the center of the Intersection of Highway #75 and the Pea Ridge to Rosalie public road; thence run in a northwesterly direction along the center of the Pea Ridge to Rosalie public road a distance of 210 feet; thence run north 53 degrees 50 minutes east 420.0 feet; thence run south 16 degrees 40 minutes east to the center of Alabama Highway #75 thence run in a southwesterly direction along the center of the Alabama Highway #75 to the point of beginning; being approximately two acres of land in the southeast quarter of the northwest quarter of Section 32, Township 4 South, Range 9 East in DeKalb County, Alabama.
Less and Except:
Commence at the intersection of the center line of Alabama Highway #75 and the center line of the Pear Ridge to Rosalie Road, run in a northwesterly along the center line of said Road Pea Ridge to Rosalie Road 210.0 feet; thence north 53 degrees, 50 minutes east parallel to said Highway No. 75, 210.0 feet thence in a southeasterly direction parallel to said Pea Ridge to Rosalie Road 210.0 feet to the center of said Highway No 75, thence south 53 degrees, 50 minutes west along the center line of said Highway No. 75, 210.0 feet to the point of beginning.
Said parcel of land lying in the SE 1/4 of the NW 1/4 of Section 32, Township 4 South, Range 9 East, in DeKalb County, Alabama and containing 1.0 acres more or less.
The above conveyance is made subject to the following: All recorded mortgages, recorded or unrecorded easements, liens, right-of-way, and other matters of record in the Probate Office at DeKalb County, Alabama, together with any deficiencies in quality of land, discrepancies as to boundary lines, overlaps, etc., which would be disclosed by a true and accurate survey of the property conveyed herein.
